Compulsory Purchase & Compensation
- Are you affected by a Compulsory Purchase Order (CPO)?
- Are you aware of your rights either to object to a CPO or to maximise your compensation
entitlement?
- Has a public sector organisation approached you with regard to purchasing your property
by agreement?
If any of these questions are relevant then AJP Surveyors can assist.
Both Directors have extensive CPO experience having worked on behalf of Acquiring
Authorities, and also in representing Clients to ensure that they obtain the best
deal possible when selling their assets. We offer a comprehensive service covering
the entire Compulsory Purchase process from the initial notification of the scheme
through to Notice to Treat, Notice of Entry, and finally negotiation of compensation
for any losses including business disturbance and loss of land or property value.
Alistair Douglas MRICS has extensive experience in acting for individuals on residential
properties throughout the Burnley area, especially with regard to clearance schemes
as part of the “Elevate” housing projects for East Lancashire.
John Baron MRICS has acted both for the Acquiring Authorities in relation to large
scale projects such as the M60 ring road, and also against the Authorities with
commercial clients, negotiating settlement figures for Disturbance, Acquisition
and Total Extinguishment Claims on offices, shops, and industrial premises, both
locally and throughout the Manchester city region
In the majority of circumstances, negotiation of a settlement is possible but in
the event that agreement cannot be reached with an Acquiring Authority, we are qualified
to advise and represent clients to Lands Tribunal if necessary.
